Of the over 50 homes that I see each week, one in particular has caught my attention as being a great find in terms of value and finishes.  It sits on a large, private lot in a hidden subdivision along the Shea corridor among other Scottsdale luxury real estate properties in the highly sought after Los Diamantes community.

Scottsdale real estate pricing is a function of several economic factors including the overall Case-Shiller index pricing for Maricopa County. The Case-Shiller Home Price Index (HPI) rose a firmly correlated, linear 4-5% year-on-year from the years 1995 to the end of 2003; it went from about 75HPI to 126HPI. Then, at the beginning of 2004, we experienced a very non-linear (steeply upward curve) to the peak in mid 2006.

The HPI rose from 126 to 227 during that time. It rose, in just that 2.5 year period, over twice as much as it had in the previous 8 years. That’s like 16 years of growth in 2.5 years!

Scottsdale Real Estate Market Report: Hidden Hills and Crestview Scottsdale AZ

Scottsdale real estate pricing, just like any real estate market, varies more by localized areas than by the city as a whole. We see that there are significantly different minimum sold prices per square foot, maximum sold prices per square foot, median list prices per square foot, and percent of list price that is actually returned in the sales price.

For example, from February to May 2010 the % return of list was 96% in Hidden Hills, compared to 80% in Crestview.
